I am in the process of buying my first home. The home that I chose is nearing foreclosure; however the owners are trying to sell before it goes into foreclosure. The sellers accepted my offer of 100,000 before getting a notice that they infact owe more 8000 more, therefore it is now a short sale which it would have been a short sale before because it was not on the market yet. It was on the market a year ago and I was interested in the property and then hurricane gustav came and the sellers took it off the market and before they put it back this year they notified me first to see if i was still interested. Anyhow we have done the purchase agreement for 100,000.00 and now we are waiting on the "short sale" approval. I am wondering if I should just say the heck with it and wait for it to go into foreclosure and then make my move, but is it a better choice? What are the buying requirements for a foreclosed home? How much percent do I have to put down? Will the home price reduce? The sellers are not worried about their home going into foreclosure, infact they already moved out. What should I do? I am confused!

Why is it so difficult to pay off our mortgage loan with Chase Bank?

My husband and I sold a piece of land that we owned for $60000.00, almost the exact amount we still owe on our house mortgage. I thought that we would just take the check, bring it to Chase Bank, and that they would be happy to have their money and pay off our home. However, I was shocked to learn that I first had to have an actual "Faxed payoff quote" (even though I knew the exact amount owed), and that I had to pay $30.00 to have this paper faxed to me. Then, we have to go to our bank and bring this faxed form and the check and have them wire it to Chase (our bank has to hold the check for three days though, for their assurance that the funds are there, which they are). Now, you would think that if money is wired that it would get to the Chase account that same day. HOWEVER, we still have to send in extra interest money b/c it doesn't go directly to the mortgage department, so it may take days for it to get to the right department. THEN, Chase said that after they process the mortgage payoff, we are charged another $30.00 to have them send it to our parish courthouse. THEN, the courthouse is supposed to cancel the lien and send that form back to Chase, and FINALLY, Chase is supposed to send the form back to us so that we can show our homeowners insurance company that we paid off our mortgage. The process of receiving the final proof of the payoff, according to Chase cust. service could take between 4 weeks to six months. My question is, WHY IS CHASE MORTGAGE/CHASE HOME FINANCE MAKING IT SO DIFFICULT FOR US TO GIVE THEM THEIR MONEY? During the ongoing recession you would think that these mortgage companies would be glad to have their loans paid in full. I'm actually dumbfounded about this whole situation. Has anyone else ever been in this situation? Chase also gave us problems after Hurricane Gustav (our homeowners insurance company was wonderful), but sometimes I feel like I'm beating my head against (Chase's) brick wall!

Question about renters law in Mississippi.?

We recently had to vacate the home we were renting due to our original home being destroyed by Hurricane Gustav. The reason was mainly due to failure on the part of the landlord to fix the air conditioning unit and other repairs that had been put off since we moved in last Sept (08). When we moved in we had to wait three months for the home warranty (America Home Shield) to finally approve and replace the old unit. This was only one of the issues with having to deal with telling her, then she would call the warranty reps, they would send somebody out, etc.......a real nightmare for every repair on this circa 1940's home. And we were never told that we would have to deal with these delays or problems that ultimately were out of her hands to decide if repairable or not. So last month the air conditioning could just not keep up and most of this was due to the faulty roof ventilation, etc...that was already addressed last year. With two kids and having had to deal with this nightmare before I thought it best to just get out before the house caught fire (due to the unit running constantly and generating an enormous amount of heat in the closet where the inside unit resided).

When we first talked about renting, we told her we did not want to deal with a lease because we were expecting to repair our own house in time and move back. She told us (me, my wife and mother-in-law present) the lease paperwork would only be a formality for information purposes and that would be OK. I mean we were already getting gouged with what we had to pay because of the issues with the storm and no other rental property in the area. So I am wondering if we have any recourse here in the event she tries to sue. I mean do we really have to go before small claims and find out we were ultimately at fault for responding to a safety concern that had existed since we were there because our home was destroyed. We moved out before the next month was due and I had already paid a deposit equal to a months rent that I already figured we would lose. So I guess whats the worse that could happen if we end up dealing with a worthless judge.
-Shouldn't have said I would end up with a "worthless" judge, except for the fact that I read more about the revolving door during criminal hearings where I live.

- We spent so much time adding to the property: major shrubbery work, added a 6' wooden fence, dug trenches to help some w/ rain water, pulled up carpet, etc...

- Brought up wiring issue because 1/2 the outlets didn't work, so we ended up with ext cords all over the house. Which was my second biggest safety concern for a fire hazard.

- I even had to install a window unit during the 3 months leading up to the main ac unit being installed. I am cringing at this point waiting on our final electrical bill when both units were running 24/7.

- And the insects/amphibians were getting so bad because there was no way to drain the rainwater that would sit stagnant under the house. Talked with her about same during first two months but nothing.

- We were her first renters after she bought the house from the original owner.

If conservatives think that government is not the solution for anything, then why do conservatives run for?

government office?

It seems like conservatives get scared, if people were to work together to make government work like during Hurricane Gustav and Hurricane Ike (my guess is this was more for political reasons as then LA and TX were under Republican governors and the GOP knew that the failure in Katrina was fresh in people's minds).

Conservatives/Republicans can point to federal government failure of Katrina (for those who say Katrina was only a state issue not a federal issue - um, not if you're asking the federal government for billions of dollars in hurricane aid afterwards) - and then use that as a reason of why to do even less in government (as Bobby Jindal said in his response).

Also, if government does not work, why not fix it to make it work rather than whine all the time about how it doesn't work or underfund bills from the beginning like No Child Left Behind, thus fulfilling a prophecy of failure?

I heard the 2012 galactic plane theory is true and there is evidence of it: natural disasters increasing each year and worsening. Aren't there more and more earthquakes, volcanoes, tornadoes, etc. each year?

We had the tsunami in December of 2004 killing hundreds of thousands of people, Hurricane Katrina the following year, Hurricane Gustav last year.

Aren't disasters increasing and getting worse each year because the earth is headed toward the Galactic plane in just 3 years?

My friend had planned to get married before Hurricane Gustav. After it happened, it was only close family and no friends who came but she knew it would be small. It was important for her to marry the man she loved at the time, and not wait. Now she would like to have the wedding she dreamed of - but needs some help with the etiquette aspect of this. Would it be acceptable to register now, since she did not register for her first mini-wedding? Any other information? Thanks

First time I've tried this instead of extensive "google-ing" - A few people wanted more info: No, she never did register the first time, and the wedding was never going to be hugely extensive, and no she did not receive any gifts. However, after reading the majority of these she won't be registering.

Do you believe if you send good thoughts to others or pray for others that you also get good back to you & that when you are negative towards your thoughts to another you get the negative back?

I absolutely believe this. I read this book about a women who took a stamp from work & the she was supposed to get money in the mail but it never came....I remember people prayed Obama's convention speech would be ruined by the weather but if was fabulous & then McCain had some problems with his convention because of hurricane Gustav.

Anything interesting that you have observed about this. I know bad things happen to good people so I don't mean this as a punishment but it does teach us lessons if we notice this in our day to day life. What do you think?

HI! my name is ruby, i am 16 and my mom says that i have been suffering from PTS Post Traumatic Stress. But i've been fighting with it for 5 really really long years! i went through katrina, and it was hell for me, but i got through it some what, and then last year gustav hit. and that brought it all back and since then it has been a every day fight with it! hurricane season is one month away!
i've been going crazy trying to find a way to make it easier on me but nothing is working!
-i've kept a blog *privet so it's more like a journal* just so i could keep track of my thoughts on this, and try to stay semi normal.
-i've got alot of pets and i've been dealing with them alot! you know as an anit-pts thing. it's not really working because when i deal with them it's more like "I do not have a record of you yet... lets go make one!" i've made records of my pets that way if any of them get's lost i have all of there information with me at all times.

i know what has caused it. or at least i am pretty sure of it.
when we do go, we stay at my uncles house. it's hell. my life is sorda insane, i go to sleep at 3AM and wake up at 11PM
do school, train my budgie, clean cages, break and write in journal, and work wth pets more. out there it's nothing litke that it's go to bed at 10PM and wake up at 5AM, eat 4 times a day, and they do not watch TV nor do they allow us to so i do not know what is going on, they don't have internet, and the nearest place that does is 3 hours away! and radios don't get great signals out there. i have to stay in the house because i am allergic to the bugs they have they also make my pets stay outside, so i don't get to play with them. it's just hell but that's all mom goes to.

i've been in panic mode for the past 3 months, i do not know what to do!

i have gone to mom and she tells me that it's my fault because i focus on it to much but i do not! i try my hardest to get away from it but sometimes the TV will air something about it and i'll sorda freak out.

i want help from a therapist or something but mom won't let me, and everytime i try to talk to my doctor about it she tells me to be quiet....

please help me i don't know how much longer i can keep fighting with this

Why do people only think of New Orleans when Louisiana is mentioned?

Random I know, but why is it, when you bring up Louisiana to most ppl, the number thing that comes up to them is New Orleans? What is mean is, when you say "I'm from Louisiana", they automatically assume New Orleans. As if that is the only city to exist. New Orleans was hit by hurricane Katrina, yes devestating I know, many died, many lost things, but how about hurricane Rita? How come you did not hear much about it? It jacked the cameron parish up! Also even, last year, w/ Ike and gustav, houma got hit pretty bad.
It's not so much a problem, it's more of curiousity.

i lost my white parakeet today named Hedwig, she was outside and a gush of wind knocked over her cage and crushed it and she flew away. i had her for 5 years, she survived hurricane katrina with me along with gustav. she was temperamental as hell though one minuet she would let me pet her and the next she'd bite the hell out of me. i'll miss waking up to the sound of her little chirps and tweet's.
i'd like to get a new parakeet, but i do not know if they still sell them or not.
